LEASING: Tenant Representation
Lease space is needed for a business and the potential client seeks a REALTOR® to assist in finding the right location and space requirements as well as meeting the financial objectives of the client. The client will be assisted by the REALTOR® to provide advice and direction enabling the client to make the most advantageous business decision. This process may be short term or long-term depending on the needs of the client.
LEASING: Landlord/Owner Representation
A space is available in the building that a potential client owns. He/She seeks a REALTOR® to assist in finding the right Tenant for the space. The REALTOR® provides advice and direction to the Landlord. The Landlord will list the property with the REALTOR® and the REALTOR® will market the property and show the property to potential Tenants/Clients. This process may be short term or long term depending on the market itself.
SALE / PURCHASE: Buyer Representation
A potential client has a need to purchase land or a building within a specific price and/or square footage range. The potential client may also have specific requirements based on the location and quality of the land or building. Rather than the potential client doing all the leg-work in finding the land or buildings, the REALTOR® will compile the market offerings within the desired locale and present them to the potential buyer. The REALTOR® will represent the Buyer client exclusively to show buildings and will provide advice and direction enabling the client to make the most advantageous business decision. This process may be short-term or long term depending on the market inventory and the needs of the client.
SALE / PURCHASE: Seller Representation
A potential client has a building or land (property) that they would like to sell. They contact a REALTOR® to provide advice and direction to the client. The client lists the property through the REALTOR® and the REALTOR® listens to the client and understands his/her financial and immediate needs (goals) as they market the property. This sale process may be short-term or long term depending on the current market.
TRANSACTION COORDINATOR: Representation of both the Seller and Buyer / Tenant and Landlord
Disclosed agency relationship from licensee to both the buyer and seller. Obligations are subject to any specific provisions set forth in any agreement between the dual agent, the seller and buyer. See agent for additional details.
SITE SELECTION: Corporate and Other
A parcel of land is needed for a new development. The company decision maker contacts a REALTOR® to find the perfect parcel based on the company criteria. This process can be on-going depending on the number of parcels necessary for the company's objective.
CONSTRUCTION / DEVELOPMENT / RE-DEVELOPMENT / BUILD TO SUIT:
Design, Layout and/or Construction
This can pertain to just land or both land and buildings for lease and/or for sale. It is intended to be creative in order to fit the exact needs of the client. Trademark Commercial Group also offers Architectural and Engineering Coordination for their clients.
